Stalking terraces with tiny backyards

Two tiny terraces in Sydney today. Both with a masculine touch, both with a traditional hint of luxury but both with a contemporary edge. Both with teeny tiny courtyards. You'll find the first one here but you will have to wait till after the jump (and scroll to the bottom) to see a stylish garden no bigger than most living room rugs.

Oh I love that second garden - such a clever use of mirrors. Love a good mirror.
Am not so swooney over no 1. Those wooden hand things scare me.
The second terrace is just up the road from me and I inspected it before its auction. Not surprisingly, it didn't come close to selling.
For me, itnis a prime example of what not to do when renovating aterrace. The finishes are over the top lush and opulent and don't match the tastes of either your trad terrace buyer, or a modernist like myself.
They have done nothing to overcome the pokey roomed disadvantages of terrace life, except throw chintz at it.
This kind of decor may (but not really) suit a dowager from Double Bay. But it is way over the top for a terrace in Surry Hills.
The actual house and land are tiny and they seem to be asking about $300k more than it is worth.
Not surprisingly, this is probably about what the reno cost.
The second home does look a bit "staged". But what I'm wondering about many of the homes that Jo posts are two rather mundane but perplexing issues: where are the gutters that most homes have to deal with? And secondly, I LOVE the mini-split heat and air conditioners (I see them in European and Asian homes), but where the heck is the condenser outside???? The second home has one just above the front living room window yet outside I don't see any evidence of it. Are they photoshopped out or maybe I don't understand how these are installed. Central air is so wasteful, unhealthy many of them, and the floor/ceiling registers never seem enough. So again, I LOVE these little units that just sit up high in a room...but it's a mystery where they come out on the outside... As always, I find inspiration in all the homes that you and Kim so lovingly post!
These make me feel claustrophobic. Like I would be bumping into something all the time. Like I would be going to my storage unit for something all the time. And those huge claw sculptures! Eek!
Aw I'm a fan of smaller spaces and I love all of these images and terraces.
Oh Paddo! Maybe one day I'll be an old lady with more money than sense just to indulge the child I was who LOVED these terraces - to my mother's amazement.
The hand sculpture things are so creepy!
Four chairs? No problem. With a place like that you just tell your friends: he who brings the best wine (and most cheese) wins. Gorgeous!
Love the first terrace. Second, not so much. Too over the top for me. Interesting to read Steve's comments above, regarding the pricing and it not selling at auction.
The OTT decor makes the space seem even smaller. The owners obviously spent a packet but I suspect many buyers are thinking "how much will it cost me to *undo* the mirrored walls, black carpet and marble fireplace?"
FIRST HOUSE : I'VE SEEN THE SCULPTURES AND SOME PIECES OF FURNITURE BEFORE AT AN APARTMENT CALLED MACLEAY RESIDENCE BY CRAIG SPENCER. IF THIS IS THE SAME OWNER IT'S A SHAME THAT HE OR SHE MOVED TO THIS HOUSE BECAUSE THE APARTMENT AT CRAIG SPENCER WEBSITE IS WAY BETTER. (ONE OF MY ALL TIME FAV)

I simply adore the second garden. There is something so majestically Mediterranean about it that makes me feel right at home.
Amazing! I love the pictures with stylish living room designs. The lighting effects make the furniture and other home decor look so fabulous! But there is an area there that really captures my attention. The tiny garden on the room, it makes the place looks more refreshing and pretty amazing!

I absolutely love these terraces equally. But I have to say the first one I can definitely see myself living it it. It's so chic, minimal and modern. I'm normally a rustic dècor kind of guy but that first dwelling reaps bachelor pad. If only I could take this entire place and move it to New York City. It would be the coolest apartment ever. So glad I saw this on dwellgawker.com.
